What shapes apartment insurance in Ohio
Winter: snow load, ice dams and frozen pipes
Northeast Ohio along Lake Erie gets lake-effect snow, and every part of the state sees hard freezes. Roof condition, attic insulation and how heat is maintained in vacant units come up on every Ohio quote.
Older brick buildings and heating systems
Many Ohio apartment buildings are early-to-mid-twentieth-century brick walk-ups with boiler heat, older electrical services and original plumbing. Documented updates — new service panels, replaced supply lines, a newer roof — make a large difference in which carriers will quote and at what price.
Vacancy between tenants and during renovation
If you are renovating units or a building, tell us before it becomes largely vacant. Standard forms restrict some coverage after 60 consecutive days of vacancy, and renovations may need builder’s risk or a vacancy permit.
Coverage options for Ohio buildings
- Building coverage at replacement cost or actual cash value
- Premises liability, including snow and ice on walkways
- Loss of rents
- Equipment breakdown for boilers and HVAC
- Ordinance or law
Coverages depend on the carrier and are not automatically included. See apartment building insurance or everything we quote in Ohio.
Common questions
Are frozen pipes covered?
Water damage from a pipe that freezes and bursts is commonly covered, but many policies require you to maintain heat or drain the system in vacant units. Check that condition in the quote, especially for buildings with units between tenants.
Does snow on the roof count as a covered loss?
Collapse or damage caused by the weight of snow and ice is typically a covered cause of loss on special-form policies, subject to the policy terms. Gradual leaks from ice dams can be treated differently. We point out how each carrier words it.
My building has a boiler. Do I need equipment breakdown?
It is strongly worth considering. Boiler and pressure-vessel failures are generally excluded from the property form and covered by equipment breakdown, which can also pay for spoiled heat-dependent repairs and lost rents.
