Apartment Building Insurance for Buildings With 6 or More Units

For owners, investors and LLCs holding multifamily buildings — walk-ups, garden-style communities and mid-rise buildings. Quoted as commercial property, not as a landlord policy.

Who we quote

  • Owners of apartment buildings with six or more residential units
  • Multifamily investors with one building or a portfolio
  • Landlords who have outgrown a dwelling or landlord policy
  • Real estate investment companies and LLCs that hold multifamily property
  • Property managers gathering quotes on behalf of an owner

Coverage options that may apply

Every carrier builds its multifamily program differently, and none of these coverages is automatic. We go through each one with you and show it line by line on the quote.

  • Building / property coverage — replacement cost or actual cash value for the structure, including common areas and fixtures you own
  • Premises liability — injuries in hallways, stairs, parking lots, pools and other common areas
  • Loss of rental income — rent you cannot collect while the building is repaired after a covered loss
  • Equipment breakdown — boilers, water heaters, HVAC, elevators and electrical systems
  • Ordinance or law — demolition and the extra cost of building to current code after a covered loss
  • Additional coverage where available — umbrella or excess liability, crime and employee dishonesty, hired and non-owned auto for staff, and separate flood or earthquake policies

Common questions

Why can’t I keep my building on a landlord or dwelling policy?

Dwelling and landlord programs are generally built for one- to four-unit properties. Once a building has five or more units it is normally rated and written as commercial property, with a commercial liability form, which is why we quote larger buildings through commercial carriers.

Does the policy cover my tenants’ belongings?

No. Your policy covers the building and your own property, such as common-area furniture or appliances you supply. Tenants need their own renters policy, and many owners require it in the lease.

What is loss of rents coverage?

If a covered loss, such as a fire, makes units unlivable, loss of rents (a form of business income coverage) can replace the rent you would have collected while repairs are made, up to the limit and time period in the policy.

Can I insure several buildings on one policy?

Often, yes. Carriers can schedule multiple locations on one policy and sometimes offer a blanket limit across them. Each building still has to meet the carrier’s eligibility rules.

My property manager is asking for a quote. Can they work with you?

Yes. We can work with a property manager who has the owner’s authorization. The policy is issued to the owner or the owning entity, and the manager can be added as an additional insured where the carrier allows.
